New homes, ground up
New residential construction from foundation to finish. We take a lot and a set of plans and build the house — framing, roof, envelope, mechanicals through the other trades, then the interior finishes. One contractor accountable for the whole build rather than a different number for every stage.

Home Additions
More house, same address
Additions that add real square footage — a bedroom or bathroom over the garage, a bigger kitchen and family room off the back, a second storey, or a finished basement or attic. The new structure is tied into the existing house so the join doesn't read as an afterthought from inside or out.

Kitchen Remodeling
Layout, cabinets, counters, tile
Kitchen remodels from a cabinet-and-counter refresh up to moving walls and changing the layout. Cabinets, countertops, backsplash, flooring, lighting and the plumbing and electrical behind them — sequenced so the room is out of use for as short a stretch as we can manage.

Bathroom Remodeling
Waterproofed properly, then tiled
Bathroom remodels done in the right order — the waterproofing and the plumbing before the tile, not after. Full gut renovations, tub-to-shower conversions, vanities, tiled showers and floors, ventilation and lighting, for main baths, en-suites and powder rooms.

Roofing & Siding
Tear-off, deck, underlayment, shingle — and the walls below it
Roof replacement and repair, and siding installation and repair. We tear off to the deck, replace any sheathing that has gone soft, and rebuild the system properly — underlayment, ice and water shield at the eaves and valleys, flashing, ridge vent and shingle. On the walls, we remove tired siding, repair what's underneath, and install new vinyl or fiber-cement siding with the trim and flashing details that keep water out. Repairs and leak tracing too, where a full replacement isn't what's needed.

Framing
The part everything else hangs on
Rough carpentry and structural framing — walls, floors, roofs and the openings through them. Whole-house framing for new builds and additions, plus the smaller structural work a remodel turns up: taking out a load-bearing wall and carrying the load properly with a beam and posts.

Insulation
Warmer, quieter, cheaper to run
Insulation for walls, attics, basements and crawl spaces, with the air sealing that makes it work — insulation over an unsealed assembly underperforms whatever the label says. Also interior wall insulation where the point is sound rather than heat.

Windows & Doors
Flashed and sealed, not just fitted
Window and door replacement, including the flashing and sealing around the opening — which is where a replacement leaks if it is going to. Full-frame and insert replacements, entry and patio doors, interior doors, and new openings cut and framed where you want light that isn't there now.

Drywall & Painting
Flat walls, clean lines
Drywall and painting, interior and exterior. Hanging, taping and finishing new board, patching and repairing damaged walls and ceilings, skim-coating a bad surface flat again, then priming and painting. The part of a job everybody sees, so it gets the prep it needs before the first coat.

Any floor, laid on a flat subfloor
Flooring and tile of any kind — hardwood, engineered, laminate, luxury vinyl, ceramic and porcelain tile. The subfloor gets levelled and prepared first, because a floor laid over a bad substrate telegraphs every dip in it no matter what the material cost.
